<p><span style="font-weight: 400;">Often referred to as &#8220;mass timber&#8221;, it is challenging the concrete status quo. To the layperson, the idea of a wooden skyscraper often triggers a reflexive scepticism: how can a material typically associated with residential framing support the colossal lateral and axial loads of a high-rise? </span></p>
<p><span style="font-weight: 400;">The answer lies in the sophisticated mechanics of engineered wood, which offers surprising advantages in seismic resilience and sustainability, even as it introduces complex new challenges in the physics of building acoustics.</span></p>
<h3><span style="font-weight: 400;">Milwaukee’s Race to the Sky</span></h3>
<p><span style="font-weight: 400;">While global metropolises often lead architectural trends, Milwaukee, Wisconsin, has emerged as the unlikely epicentre of the mass timber movement. </span></p>
<p><span style="font-weight: 400;">The city currently hosts the world&#8217;s tallest wooden structure, Ascent, a 25-storey residential tower standing at 86.56 meters. However, its reign will be short-lived.</span></p>
<p><span style="font-weight: 400;">Currently under construction, less than a mile away is Neutral Edison (formerly developed by The Neutral Project and now known as </span><a href="https://news.ncsu.edu/2025/07/building-a-high-rise-out-of-wood-cross-laminated-timber-could-make-it-possible/"><span style="font-weight: 400;">Neutral</span></a><span style="font-weight: 400;">). Led by general contractor C.D. Smith, this 31-storey tower is slated to reach 110 meters upon its 2026 completion. This creates a singular &#8220;ten-block urban area&#8221; containing the two most significant timber high-rises on the planet. </span></p>
<p><span style="font-weight: 400;">Both structures utilise a hybrid engineering approach: they employ reinforced concrete for the central cores to handle primary stability, while the gravity system, including the beams, columns, and floor plates, is comprised of a high-performance CLT and glulam (glue-laminated timber) assembly.</span></p>
<h3><span style="font-weight: 400;">The Structural Surprise: Elasticity Wins in an Earthquake</span></h3>
<p><span style="font-weight: 400;">From a structural engineering perspective, concrete’s greatest strength, its rigidity, is also its primary liability during seismic events. Concrete possesses high compressive strength but relatively low tensile strength, making it susceptible to &#8220;brittle damage&#8221; when lateral loads force the structure to sway.</span></p>
<p><span style="font-weight: 400;">In contrast, CLT possesses inherent mechanical advantages in high-seismicity zones:</span></p>

<p><span style="font-weight: 400;">However, this mechanical &#8220;stiffness&#8221; profile, so beneficial for seismic flexibility, creates a counterintuitive paradox when we look at the building&#8217;s internal environment.</span></p>
<h3><span style="font-weight: 400;">The Acoustic Paradox: Why Lower Floors are Noisier</span></h3>
<p><span style="font-weight: 400;">In a traditional concrete high-rise, sound insulation is generally uniform across floors. In </span><a href="https://www.terraverta.com/2025/12/16/mass-timber-sustainability-and-innovative-construction-by-terraverta/"><span style="font-weight: 400;">CLT structures</span></a><span style="font-weight: 400;">, however, we see a phenomenon known as the &#8220;Acoustic Paradox.&#8221; Technical evaluations, such as the </span><a href="https://www.mdpi.com/2075-5309/13/12/2943"><i><span style="font-weight: 400;">Effects of Building Height</span></i><span style="font-weight: 400;"> study (Nilsson et al.)</span></a><span style="font-weight: 400;">, demonstrate that sound insulation actually degrades as you move toward the base of the building.</span></p>
<p><span style="font-weight: 400;">The culprit is the &#8220;quasi-permanent load combination&#8221;: the cumulative weight of the stories above. On lower floors, the immense axial load creates &#8220;stiffer junctions&#8221; at the floor-to-wall connections. </span></p>
<p><span style="font-weight: 400;">From an engineering standpoint, this increased pressure reduces the &#8220;impedance mismatch&#8221; between the wall and the floor. When the impedance mismatch is high, vibration energy is reflected; when it is low (due to high loads), the energy flows through the junction more easily.</span></p>
<h3><span style="font-weight: 400;">Construction Speed: &#8220;Dry&#8221; Efficiency vs. &#8220;Wet&#8221; Complexity</span></h3>
