TERRAVERTA Habitats is the advisory and consultancy arm of a practice that builds, renovates, and transforms spaces for a living. The cost of those mistakes, measured in money, in time, and in the quiet daily toll on the people inside those spaces, is high and largely avoidable.
Spatial Intelligence | The Science Behind the Work
We spend most of our lives inside buildings. And for most of that time, the design decisions shaping those buildings have been treated as neutral.
They are far from neutral. There is now a substantial and growing body of research showing that buildings have a direct and measurable impact on how we think, feel, and perform. Air quality, light, acoustics, temperature, and spatial conditions all influence human health in ways that can be observed, tested, and quantified.
This is not new from a design perspective as designers and architects who work with nature have understood it intuitively for decades. What has changed is that it is now being understood and validated through physiology, neuroscience, and performance research.
What has often been described as the atmosphere or energy of a space is now being explained through biology. And that shift matters enormously for how we approach every brief we take on.
What Spatial Intelligence Means
At TERRAVERTA Habitats we call this Spatial Intelligence: the discipline of aligning environment, function, and human experience from the beginning of a project, not as a layer added at the end when the structural decisions have already been made.
Environmental Quality
Environmental quality affects focus, fatigue, and cognitive clarity. The air people breathe inside a poorly specified building is often significantly worse than the air outside it. The light hitting a desk at the wrong angle compounds cognitive load over an eight-hour day in ways that accumulate slowly and are rarely attributed to their source.
Spatial Flow
Spatial flow affects stress, ease of movement, and the unconscious sense of whether a place supports or resists the activity happening inside it. And the overall experience of a space, the accumulated effect of all of these conditions working together or against each other, determines whether the people inside it feel supported, restored, and capable, or steadily depleted.
The shift happening in the built environment right now is not just toward more sustainable buildings. It is toward buildings that are both environmentally responsible and humanly supportive. Those two goals are not in tension. At TERRAVERTA Habitats, they are the same brief. Achieving them requires a more integrated way of thinking about design than the industry has historically applied.

Feasibility Studies for Builds and Renovations
Before money is committed to a buy, build or a significant renovation, a feasibility study is the most valuable investment most clients never make. We assess the property or land against your stated intentions, map the planning context and access constraints, identify the potential and the pitfalls, and produce a clear picture of what is realistically achievable, at what potential cost, and over what timeframe. We also highlight the unknowns, the knowledge that matters the most and that is very rarely known from the outset. The goal is not to find reasons to proceed or reasons to stop. It is to ensure that whatever decision you make, you make it with the full picture.
Performance and Wellness Consultancy for Existing Spaces
This is for spaces that exist but are not performing. A workplace where productivity and focus are lower than they should be. A school where the learning environment is working against the students. A home that is technically functional but somehow enervating rather than restorative. A retreat whose spaces do not deliver the transformation they are selling.
We apply the Human Performance Effect framework and the four pillars of biophilic design, sustainability, circularity, and inclusivity to assess what the space is currently doing to the people inside it and what would need to change to produce measurably better outcomes. The output is a practical, prioritised set of recommendations, not a mood board.
Pre-Build Strategic Brief
Before an architect is appointed, we help clients articulate what a project actually needs to achieve. Translated into a brief that produces better design responses, avoids the most common and expensive early-stage mistakes, and gives every professional on the project a shared reference point.
Performance Design Review
An independent review of an existing design or planning application through a performance design lens. For clients who have a design in hand but want to know, before it goes into the ground, whether it is going to do what it was intended to do.

The Performance Intent Template, or PIT, is the diagnostic tool we developed to ensure that every project, whether it is a build, a renovation, or an advisory engagement, begins with the right questions. It maps the gap between what a space is currently designed to deliver and what it actually needs to do for the people and the investment inside it.
Before we start a project at TERRAVERTA Habitats, we stop. We engage with a client in an almost non-project-related way. We listen to the story being told before anyone moves into doing mode. The PIT is the structure that holds that conversation. It is a simple but deeply important exercise, and it is the single most useful thing we do before any action is taken. It surfaces the questions that most projects move past too quickly. And it produces a document that every other professional on the project, from architect to engineer to contractor, can use as a shared reference point throughout.
